FEATURES INCLUDE:

* Secured Entry/Parking * Waterfront living in the city * River views * City views* Water system

With 197 Condos and built in 2007, The Waterfront Pearl is located in the old River Queen parking lot on the edge of the Pearl District. It is bordered by Naito Parkway, the Albers Mill building to the south and the Portland Police paddock to the north.

It boasts approximately 900 feet of waterfront, thus given the name”Waterfront Pearl.”

A water feature covers almost the entire property and will range in depth from 18 to 36 inches. Water will cascade down a series of waterfalls, be recycled through a series of filters, and recirculated.

It is designed to assist with stormwater management, building temperature control and irrigation. It will also provide gray water for fire fighting. The effect would be to make the two buildings look like they’re resting in the shallows of the Willamette River. The project calls for extensive landscaping, maintains view corridors from Naito Parkway and continues the riverfront trail that currently ends at the edge of the parking lot.

Amenities include an underground parking garage,  exercise room, boardroom and common area. The developers do not plan to pursue regulatory approval for docks or river-oriented amenities.

The project is currently under a transformation. Originally designed as condominiums they project turned into rental when the economy and the housing markets took a hit. Waterfront Pearl is now transforming back into condominiums for sale!. It will likely serve move-down buyers changing homes for in-town living. Average unit sizes will be in the 1,400- to 1,500-square-foot range and will carry an average price of about $500,000.

Waterfront Pearl is designed to meet the silver criteria for the U.S. Building Council’s Leadership in Energy and Environmental Design.
